Recommendation for property in Kuala Lumpur region

Hi,

1.) I'm thinking of buying a property in Kuala Lumpur as I travel frequently. I'm thinking of either a walk-up/studio apartment of freehold tenure. I'm more concerned with the investment retruns on this property as i may rent it during the time I'm not in malaysia. Budget for this is about RM$100,000.

I'm also looking for investment for land parcels in Malaysia as I have talked to some of my aquaintances whom owned oil plantation. They advised against buying properties in Malaysia as the resale value is bad due to the lack of demand. Instead they recommend agriculture land for investment. Can I know which property company I can contact. Also, are there any special requirements which I need to fufill before purchasing a property in Malaysia. I do not know about the property prices in Malaysia now. What was told to me by one of them for the Kota Tinggi region, 1 acre is abut RM$40,000 (depending on location, usually prices vary with increase towards coastal areas).

Can anyone recommend me areas with decent returns. I'm quite keen on the idea as I have always been invited by them to hunt in their plots which vary from 40 to 50 acres. My budget is about RM$250,000 for this. I do not need loans, but if there were reasonable rates, I can take on larger plots.

Could anyone advise me on this issue? My greater concern is the appartment in KL regions as much of my time is there and I'm really keen on the idea. able to recommend me a property agent/company legal consultation?

stayed in K.L for quite some time...family has a penthouse there...

budget of RM$100,000 is too low for K.L especially if you are a foreigner, you will have so many indirect costs later on as a result of poor maintenance by property managment...security costs...etc etc

have some good properties to recommend if you can up your budget.

how about RM$350,000. Any more than this I will have to take loans. Could you adivse on the financing schemes available?

do i need to be a permanent resident or do i need to register the house under a Malaysian for the ease of transaction. I heard of notorious "fly-by-night" property developers and is hoping to glean as much info as I can before committing and making any decisions.

RM350,000 is a reasonable amount which can net you a decent condominium...try the Damansara area...it is near One Utama shopping complex, largest Ikea in S.E.A, The Curve...and the commercial area houses Malaysian branch of several MNCs...

DO NOT...register the house under a Malaysian/another person's name for 'ease of transaction'... -_- ... and of course check out which developer is more reputable...Sunway Group for instance...

Ya quite true.
How about Bistari Condominium. I have an apartment there currently. It is next to the putra world trade center.Although it is not new, Very nice place with very good gurka security. I think you can now get a 2+1 there for about 300k ringgit.

location wise not bad at all...don't know what is the long term plan there though.

i bought an apartment there 5 years back at 250K so there is a slight rise in the price.In my opinion this building is the most well maintained and so far best in that particular area.

BUt i think that for malaysia if you want to invest, it is better to invest in brand new ones where you buy before the building is completed so by the time it is ready, there is a rise in the price already.

In fact i need to get a warehouse for my office there about 3000sqf and easy loading and unloading. any recommendations?
