just curious, what's u guys view of the property market in the near future? Both condo and landed..:)

Boom only seen in clusters (prime area getting the golden eggs). Selection is key, beware of the flood in 99-year condos, if you have lobangs, check against MND's blueprint in land parcel sales in 2008 to gauge supply. Demand is likely controlled after abolishment of deferred payment scheme......

The other thing - stock prices tell all. They tend to price ahead 6-9 months. Besides the likes of City Development & Capitaland, the second tier Allgreen, SC Global, HPL, check out the smaller players like Lian Beng..........

We've slowed down but still very volatile... Not the wisest of times to buy now. Kenn is right about the demand though and it depends if you're buying for speculative or residential purposes.

Its hard to say when is a good time to buy or the same thing when people ask me when is the peak. My answer usually quite simple and that is I will know when the peak is the day all prices hit rock bottom.

With the influx of foreign investors who snap up places like Marina Bay Residences or that thai billionaire who snapped up 41 units out of 42 of a condo in Newton, your guess is just as good as mine.

Just follow the axiom - dun chew off a piece you cannot swallow.

These prices risk/reward not favourable, so use your own judgement if you are speculating. If you are buying to stay, do not over-leverage.

Speculation, i guess this is probably not the best time, knowing that the government wants to reign in the prices of properties.

TO stay, as soon as you see one you are comfortable living in, and you can afford it... that will be a good time.

not into speculation.. just wanted to hear some views on the outlook whether the property market will go up further or it will come down a bit...
as we all know that the market has gone up a bit for the past few months, be it speculation or real local/foreign investors.. and i believe with the deferred payment scheme withdrawn, it will help to eliminate new speculators and hence, a steady grow in price rather than a drop since there is still demand..
my question is will it drop in the near future 1 or 2 yrs time.. when there are more launches of new development that might have a situation that supply more than demand?

if i hv 5 properties i wil ltel u mkt is going up...if i hv none...i will say mkt is too expensive. thats what i meant. n thats not to say i disagree with what has been posted above me. i m sure some justify the mkt in their own ways.

the fact is...u hv to do ur research. its not about everything simultaneously going up n down...it simply doesnt work that way. there is no fixed point of time when everything starts to go up..or when everything starts to go down.

there is always value....u want a home with perfect view, near school, near mrt, near market, near town..face east, on a hill...u pay perfect money.

to buy a home...then u dun worry too much about general mkt direction. buying to invest is a lot more different. u need to do ur research. which mkt segment u targetting? who r ur potential buyers? compare with peer projects...opportunity costs...rental yield....can more importantly...do u hv the balls and the holding power?

seriously though, what about factories or retail space? Does that sector get roped into the market trends? Or land?

In all honestly, commerical rental yield are much better than residential.

But liquidity is an issue in a down market, whereas residential, you may still get people to buy it because it is their "perfect home"

For Commercial properties exposure, i very much rather get a REIT. Pay a bit of management fees, i remove the liquidity problem out of my bag.
