they r all crap. i called 3 guys from the papers yesterday to enquire about regency park. one guy said i oredy hv offer for 3.2 mio. how much r u willing to pay? i said..look can u show me the place first b4 talking money? u want me to offer without showing me the place?

2nd guy said. sorry tenanted out...cant view. very difficult. so i asked him...so u wanna sell it but u cant show me. so what can u do for me? n how r u gonna show it?

3rd guy said sorry let me arrange n din come back.....ccb. wasting time. our service sector sux.

but my budget not so high la....

I lookin at 1 or 2 bedder apartment in district 15 preferably.

I have a very close friend who helped in my previous transactions. Good guy, down to earth, patient and sincere. pm me if you want this lead.

I have got my property agent who specialised in D15 and 16 (Cote d'Azure, Seaview, ESTA, Casa Merah and also One Amber). If for investment, he has Newton area (D11) which I understand some owners are selling at a loss (TOP 2009). PM me if you are keen.

Can I recommend my dad?

He has been in this line for more than 20 years..

He goes all out to do things for his clients.. really dedicated to his job...
eg: fetch them to and from airport, paint the room himself so that ppl will buy the flat, clean the place, etc etc

sometimes i even ask him.. :argue:
me: dad, did they pay uu for doing this????
him: no la...
me: then Y do uu have to do all these extras... they nv pay uu !!!!
him: Do already then ppl will buy mah.. Nevermind lah...

i do not know if i am too late to reply you on this but i was in the same dilema a you last year. Spoke to more agents than i can count and in the end i settled on this fine young man. Very responsive, hardworking, responsible and no nonsense. He is not pushy and always analyse data and market situation for me which is what i want out of an agent and not just find and push me to a property. In the end , i got a property thru him.

Just for the record, i am NOT CONNECTED to him in anyway.

If you really want to have a chat with him to know if he is trustworthy, do replyto me and i will post his details.

look for Andy Lim from Huttons. I just got my property through him. Efficient and reliable. Just do a search online and u can get his contact number.

look for Natalie at 97107768 if you are a seller and Joseph at 83839766 if you are a buyer.
Some agents are pro-buyer, some are pro-seller, ie served your interests.

What to do? It is a 30,000 strong industry with no minimum qualification required. Good agents are not easy to come by for sure and good agents do't mean thry have access to good listings.... So we have to suck thumb sometimes lah!

my take is may be sensible to wait a while more....property market to see further cooling in coming months....the Europe crisis should knock some sense into all markets...

have a take on the market yrself..don read too much into news or those silly analyst reports...they seldom get it right or they got it "right"when mkt alr moved

my suggestion is if you really want to buy...try secondary market and those who cant afford loan when project TOP...tricky to find those tho....

Prices seem like they would hold at current levels...judging by what recent developers pay for their land...mass market to see more 1,000psf transactions which imo is a little over the top....but u nvr know how the current EU crisis will pan out and affect sentiment..put it this way, u wait a little longer doesnt hurt at all..prices will not run away, little upside more dwnside on market uncertainties

my view is hot money from US and Europe will flow to Asia. In the short term, property mkt will stablise but with a gradual upward trends.
The growth will be in Asia for the next dacades as long there is no serious security threats in the region.
Just don't over leverage on your personal finances.

Market will move up or down but by how much?

look for property with enough criteria (location, location & location) to survive a downturn, can command a decent rental to bear thru the maintenance and loan
