anyway, i'm not just pinpointing coe ... i'm refering to 'chasing' hk standard (aren't govt like to use hk/tokyo/seoul/shanghai major city for comparison)
bus fare will not go back to 10c, 50c
hdb flat price will not go back to 150k, 200k
coe will not go back to 10k, 20k
population will not go back to 3M (5M+ now)
all cost has only one way to go ... UP
as we know ... cost 'always' go up faster than income
hence, let's see how in the future
i will not rule out carpark lot is the next tax to be introduced "in addition" to coe + erp in the name of regulating car usage
isn't some action already going on ... CBD carpark had been reduced tremendously and creating crunch now
i think the ratio of carpark lot to property size is already lowered (not sure whether is it mandatory)

We take parking for granted here........COE is here to avoid that.
