how much commission to pay to rental agent

just paid for a unit at robertson quay area. will be collecting the keys in 8 weeks time, comes with existing tenancy that is till May 2012. tenant has been staying there for 4 years at $3k per month

how much com must i pay to the agent for renewal?

If I remember correctly, it's 1/2 month comm for every year signed.
Eg 1/2 month for 1 year lease, 1 month for 2 year lease

sorry who he? the agent from seller pass me a copy of stamp duty of the existing tenancy. do i need to report the income? and how much tax must i pay?////
