We bought a house for letting in November 2018 which was eventually let in October 2020. The time between purchase and first let was used to make improvements to the
bathroom, install insulation to internal walls, decorate, install new carpets etc. The house was bought for the sole purpose of letting and between the date of purchase and
first letting it was not occupied. In July 2020, over a year after purchase, a leak developed in the roof which needed to be repaired at a cost of £590 + VAT. Is this an
allowable expense against property income? Note, the roof was in a sound condition and the property was completely inhabitable at the point of purchase and had in fact
been occupied prior to purchase being agreed.
