I see market will become so bad that the pimps will start broking at a very good price, I am sure they will not profit and may have even made a loss. They might not even ask me to pay any $$$$. As most of you know the pimps might do this part time and as their hobbies, you might find their efforts and services to be excellent as they might have gone the extra mile to get chicks for you knowing that you will need the chicks.

Since these people are so noble that they might do charitable works at a loss, they will be da men. Extra mile. LOL.......

A serious answer in the residential property context is to view it from the image perspective.

It will boom the moment it rids itself of vice (house or street standers), loan sharks, illegal gambling dens (mess), mah tows, foreign workers quarters and what not. And by then, the discount hotels from 81 to Fragance will all be wiped out.......

If you can see that, Geylang has a hope.

If those thing doesn't happen, does that mean Geylang will remain the same with little or no developements?

If let say, city fringe continues to expand and property and rental prices starts to go up in Geylang, and higher running cost for businesses, do you think there'll still be foreign worker quarters, cheap hotels and cheapskate brothels. (or that'll never happen? ) :)

I'm more supportive of the Geylang IR idea...

Imagine... Singapore's very own whoring Hub... Maybe they would like to call it Whoropolis... or Sexopolis???

It will come complete with full service hotels and resorts, theme parks, Night Clubs, Mega Clubs and much more amidst the WLs plying their trade in the confines of these amenities...

A simple litmus test - your residential area, are you comfortable letting your wife/GF/daughter walk out for a cab?

The rest of the analysis, no matter what scenarios you pit against, Singapore has still plenty of land.

If you take the MRT, you will notice that the amount of foreign workers getting off at Kallang and Aljunied MRT has been steadily increasing over the years..my guess is that this trend will stay.

As for the vice, Govt would need to take very drastic measures to end that...which I don't see happening anytime soon. Even if govt clamps down, OKTs are very enterprising...they will meet supply whenever there's demand.

There will come a time where old fashioned brothels will cease to operate in Geylang and Sg goes high tech with prostitute "vending" machines. Go to the particular house, slot in your ATM or Credit Card at the "vending" machine outside, choose the girl you want from the interactive menu, confirm your choice, pay up, your room key drops out. Take the key and go to your room and wait for your girl to come.

Ok, 5 years seems impossible.

I'm thinking whether Gov will revamp Geylang into a proper nice look Red-Light, Clubbing district, with proper higher class looking brothels, restaurents and clubs, one day.

Why would government do that to benefit the vice operators? To attract vice tourists?

5 yrs time not much change i surmise. Most likely change to occur in the 2018 or 2023 URA masterplan update.

also, change will start to occur when the white site opposite kallang mrt gets tendered out & kallang waterfront land gets sold. Then u will see all the old shophouses get wiped out slowly by re-developments ...

so far rochor also havent redevelop so not likely for kallang to have much developer interest...

Geylang is the official red-light area that is endorsed/controlled by Gov. It is also an attraction for tourist that is promoted by STPB. Due to its location and proximity to town and the recent property boom, many developer are cashing in the area and its seems that investor are taking the bite and bank are also relaxing/extending the housing loan to geylang properties that is bigger than certain no...Lor 24???? In the past many bank do not loan to Geylang properties or at a very low quantum like 50%...
