Near T.O.P. properties - LIVIA & CLOVER BY THE PARK

Am considering to buy a condo to live in ( so that I can hide away from my ex-loan shark colleagues and become a good boy from now onwards ). Or may even grab one for investment. Not in a hurry to move, can even wait/see 6 to 9 months.

Have been scouting the market recently and from what I ve seen the only 2 projects I like are, both 99 yrs lease full condos:
1. LIVIA (Pasir Ris) - Noticed many other condos coming up in adjacent plots like NV Residences, so was wondering if there will be an short to mid term over supply of condo nits in that area leading to softening of prices, especially after all these garmen cooling measures. psf is pretty good though. seems near enought to PR MRT station and a potential future development sector.

2. CLOVER BY THE PARK (Bishan) - great location next to park and centrally situated on the island, makes easy access to all corners of SG (of course near to loan sharkies too :lol2:). but psf is much higher. a 3 room unit averages $300 to $400 k more vs LIVIA.

What are hiadees views on these 2 projects? Any views are most welcomed.

Clover by the park is GOOD! i just accompanied my fren to buy a unit last fri!

The psf of such new 99 year leasehold property can be ridiculously close to those in D9, 10, 11. E.g. Older ones in Iver Valley. You might wanna hunt for an older project in town and do a reno.

if u looking at livia...might as well consider Ris Granduer? both psf wise is about the same...Livia is slightly nearer to MRT whereas Ris Granduer has a shuttle bus service there...the key diff is Livia is LH whereas Ris Granduer is FH... U are right about new condos coming up ard livia...they belong to the same huge FH plot owned by CDL but they carve out and sell as 99LH seperately.. oversupply is not an issue near term since the condos TOP years apart..it should be absorbed by the market...

for clover by the park maybe this webbie is useful cloverbythepark | breath of fresh air by the park…..
actually i thought this project was EC last time...but its got good family size units..spacious unlike most projects now ...

Wow.. U are indeed "location : anywhere also can" hardly anyone would consider from bishan to pasir ris. Anyway I happen to stay in both area before. Pasir ris is more surreal , bishan more urbanised abd centralised. From investment point of view, I think Livia may have more upside cos clover is really high now . But to take note of the daily morning traffic jam leading out of clover cos there's only one street and it's where catholic high is located on, not to mention bishan DBSS would ready next and also sharing the same street leading out to marymount road

Did your friend buy a resale unit from first owner or direct from developer for remnant units. I will like to find out more details from your friend if possible about his unit's floor level, size, facing, etc.

Clover by the Park is good, but price wise seems peakish. For over 1k psf and the quantum for a 3 bedroom, it seems high esp for a 99yr project. Maybe put it this way, limited upside and downside may be slightly higher if HDB prices are indeed going to moderate further...that should inevitably impact a suburban condo.

FH is always preferred over LH 99 years, but what is the pro vs con of buying a 99 LH condo these days. Afterall, most projects nowadays are 99 years LH.

Nowadays anywhere near MRT seems to be 1000psf ++..even the new project.. "My Manhatten" selling 1100psf to 1400psf!!!It is just 2 MRT stations from Pasir Ris... If u compare Livia to that then Livia is cheap lo..:dance: The thing about FH props is that theres no new supply liao..GLS sites are 99yr..ppl can onli go enbloc...those sites that are successfully enbloc recently are all freehold sites..look like those 99yr ones trying to go enbloc...pine grove..neptune court...no takers leh...fast forward present day to 25yrs later...maybe the same scenario might happen to u....

if u buy to stay forever then LH or FH doesnt matter as much just buy what u really like loh...and what your family needs

There was a plot of land right next to Bishan mrt just sold and a friend calculated by the time the prop comes to the market it will easily be 1.3k psf. Hence there is potential for Clover by the Park to close the price gap.

This is the same observation I've made and its really puzzling. Singaporean seems obsessed by new props.

- Go for Freehold as far as possible

I guess 99-yr leasehold is more for own stay or collecting rent until project gets enbloc again after more than 10 yrs or something...resale value of 99yr drops the moment the project is more than 10 yr old...

i still think over 1000psf is crazy for suburban properties..esp those 1300 and above...there are older freehold projects or maybe 99yr ones in D11 selling ard this range...so the point is...developers buy high so need to sell high...but must we pay high? for me i choose to wait out this crazy period...i think we are starting to think lk the americans...property prices will go up and up and never correct...simply put, for residential prop prices we are already abv record levels...unless foreigners and wages go up in tandem, we shld see prices correcting when interest rates start to 'kill'....dont over leverage

there are ppl who will tell u...buy and hold sure make monies....ya maybe u gotta hold for another 10 yrs or more...who knows just break even...my dad held for more than 10yrs...barely broke even...quite rubbish mentality...hold 20 yrs of cos more than now la..inflation and all...seriously i doubt alot of those prop analysts out there...cos i used to be one...wahahha

bring things to perspective...spore economy already chiong so high..property prices as well....got further upside? u buy 1400 which guy in the right mind will pay 1600 for yr suburban condo which is 99 yr?

thot the correction or readjustment on condo psf will come towards year end.
there were advices to only go in towards year end... but hell! who really knows this shit!?

Whenever there is a correction, no guess which districts will suffer the greatest hit. I am traditional so I will prefer to buy only D10 or CBD and only freehold or 999. For leasehold, at some point there will be no capital gain due to market condition or age of properties. So if wanna buy leasehold, get one in prime district, near MRT or make sure it has a millionaire dollar sea view. If not, caveat emptor.

Clover by the Park looks great on the outside and appeals to those who wants to enjoy a lifestyle near the park. But it has some quirky designs, for example, the access corridor is a private space sold to you. Hence the unit will not be as spacious as what is shown on paper. For example, a 1500 sq feet unit at Clover by the Park will be roughly equivalent to a 1400 sq ft unit elsewhere.

noticed 99 year landed houses in St Nicholas View has shot up recently. Its is about 12-13 years old, but near to good school CHIJ ST Nicholas Girls. Its 99 years but prices are now above cost when new. Wonder why?

Got a silly question. All these open areas - terraces, patios, balconies, corridors, etc - is it true that the 1st owner pays for it but when he resells the unit, usually the bank does not include them in the property's valuation. i.e. the 2nd owner can buy the same unit from 1st owner at lower price. One agent told me this, dunno true or not.

Do you consider "pavilion Park freehold 3 storeys Terrace house ?

A little inconvenience for those who dont drive, eg. secondary school students etc
No MRT, No neighbourhood NTUC, all must drive to achieve :(
