Living in Penthouse(not related to Noisy Neighbour thread)

My hiadee thinking of moving out of his semi-D into penthouse ( KNN somemore want to Jio me become his neighbour:hmmidont: ).

Say guys, for those of you penthouse dwellers, whats the advantage/disadvantage ?

disadvantages:
1. extra long waiting time for elevators during peak hours.

2. management may come up to roof top for all sorts of work during office hours.

advantages:
1. status!

2. no worry of inconsiderate neighbors who anyhow throw rubbish at chute.

3. extra attention from management. i.e. anytime when u call them, u quickly declare ur penthouse status. response time usually is half when compared with NON-penthouse units.

4. private (=naked???) sun bathing

cons

water leakage from the roof
U can hear noisy water pump on the roof - which can sound like an elephant falling on your roof - if not properly maintained by management

+ one. Can also put a jacuzzi at the roof top

This depends on where the location of the pump is. If directly above you then perhaps u can hear some sound else, very quiet. Two places I know well didnt hv any issue like that.

It is not the extra long waiting time but it is the extra long travelling time more likely.
As a matter of fact, the real long waiting time is for those who live much lower floors while waiting for the top floor residents to take the lift down.

IMO, this lift thingy isnt a worry. Modern lifts travel alot faster these days compared to those fitted in very old apartments.
Also when buying a place, look at how many lifts serve each floor.

actually if shared lift not so bad.... if kena private lift .... good luck... when u brushing teeth press elevator... u change wear socks shoes... just nice lift come...

take firemen lift faster

depends on the height of surrounding buildings, if your place is around the prime dist, you might have a high concentration of taller and coming taller buildings in the vicinity, your penthouse, plus the roof terrace if any may be superceded by a taller building, blocking your view or making it such that they have a view over your roof terrace.

Penthouse, in modern buildings normally have express / dedicated lift with a private lift lobby.

downsides
- high main charges levied
- may still have the same lot entitlement as other unit of smaller size
- you will miss the private garage space since u last stayed in a semi-d
- unless the patio or yard is big, u might have to still content with other people to hose parties at the club house or at the pool side
- unless u have a private pool, sharing of facilities if any with other people might not be an ideal, much more in modern building, the ratio of units to facility size may not be too ideal

Private landed property (from terrace house all the way to bungalow) has a big advantage than condo (even penthouse). It's your place and you can do whatever the hell you want. No house rules, by-laws or regulations to tell you how to live your life.

On the other hand a condo, you don't need to "manage" the maintenance. Just pay and the management hires cleaners gardeners, etc.

Thanks for all the hiadees feedback. The heat part said by Totoseow is true I think. Saw some Penthouses along Pasir Ris today while driving pass there. Saw the afternoon sun shining right above and the trees on the planted areas were swaying so strongly. Was telling myself, like this, why would u wanna go up there on the roof terrace unless until after the sun is down?

The water pump part.....yeah hor. Better let my hiadee know before he sign the dotted line :)

its not only the heat on top. it radiates into ur walls....n u hv to on ur a/c always. but its good place to fry ur wife when she is bitchy n when there is a electrical storm.

The forking Indian cleaner at my place went up to my jacuzzi with his security guard lover and spent a good time there all because the roof terrace has a common area that is accessible via the top floor hatch.

Best to ensure security is tightened if you purchase one. Other than that, the view is absolutely breathtaking assuming its high floor :)

Super good for chill out,relax,entertain,making out under the stars. But make sure the water proofing is on the roof is done an extra mile before move in(esp. if you buy a resale) also remember to insulate with foam to prevent heat b4 doing water proofing.Or you may have dispute with the MCST when leakages cos they will tell you its yr area etc etc and not common property so have to fork out money to rectify/repair .waste time and money and worse when you just done yr reno at the lower floor.
Attached pic of my roof...currently still fighting with stupid MCST abt my leaking gutters.

gotta depends on how you buy from also.. :p Im sure the MCST will do something about it..if not, lets go look for them again !

Just spoke to them this morn,they said will retify by end of da week.I think we have waited long enough.....:wtf:

living in landed has its own idiosyncrocies... inconsiderate parkings; lazy neighbor who doesn't maintain their garden trees etc etc.. so unless you are in class A bungalow... it is not that rosy sometimes... :)
