nobody can sell house, cos too high loan.. same like 10 yrs loan for car... lol. sell still got to top up.

to get 50 yrs loan , is really decide to stay there for whole life liao..
that loan is gg to kill n make someone work for the whole life, sg too hard to survive.
housing, car, and the killer is medical n hosp bill...

this 50 yr loan thingy benefits ppl who wants to buy and rent nia....
they will enjoy a higher positive carry every month with this new loan....
The key is not the duration of the loan imo..its how fast u can redeem it. and also your ability/willingness to do a partial repayment once every few yrs....how you manage your own finances is more impt that how long the tenor of the mortgage is....

if interest rate shoot up ... sure hong kan ... double whammy when have to service high interest rate and redeem also kena penalty gao gao

True, it is how you manage the loan that matters.
I had paid a total of more than $10K interest to HDB for my mortgage loan by the time I sold it after 5 years and it was on subsidised interest rate.
In comparison, the total interest I paid my bank for my condo's mortagage loan was literally zero even though the interest rate shot up to 6% by the time the bank made the last disbursement to the developer.

I am using the H**C bank facility... They got this 'dollar to dollar matching' facility... Assuming housing loan is $1mil, and saving deposit got $1mil... The bank is willing to match interest-interest in both accounts... So in short, your housing loan interest is near to / almost 0%...

if you put $1m in the bank and take $1m loan ... nett-nett matching equal no pay interest and no earn interest, what is the advantage?
why not just don't take loan assuming the $1m deposit cannot be withdrawn with T&C :juggle:
